1. INTRODUCTION
This Privacy Policy explains how CrestCore Realty LLC, located at 4435 Summer Ave., Memphis, TN 38122, collects, uses, shares, and protects information when you visit www.deanharrisrealestate.com (the "Site") or otherwise interact with us, including through our Buyer Criteria Questionnaire, contact forms, email list, or text (SMS) messaging program.
By using the Site or submitting information to us, you agree to the practices described in this Privacy Policy. If you do not agree, please do not use the Site or submit your information to us.
2. INFORMATION WE COLLECT
We may collect the following categories of information:
a) Information You Provide Directly
Contact Form: When you contact us through the Site, we collect your name, email address, and any message or information you choose to provide.
Buyer Criteria Questionnaire ("Become a Harris Team Buyer"): When you complete our buyer questionnaire, we collect your name, email address, and phone number, along with your investment property criteria, including listing type (single family, multifamily, duplex, other), target zip codes, desired bedroom/bathroom counts, property type (turnkey or value-add/BRRRR/flip), price range, rent range, desired year built, whether you are a licensed real estate agent, any additional comments you provide, and how you heard about us.
SMS and Phone Call Opt-In: If you check the consent box on the questionnaire, we collect your mobile phone number and your consent to receive recurring marketing text messages and phone calls from us.
Buyer Portal Account: If you create a login/account to access our buyer portal, we collect your login credentials (such as your email address and a password, which is stored in encrypted/hashed form) and any buyer profile or preference information associated with your account.
b) Information Collected Automatically
Standard technical and usage data such as your IP address, browser type, device type, pages viewed, and time spent on the Site, collected through cookies and similar tracking technologies (see Section 4).
We do not knowingly collect Social Security numbers, financial account numbers, or other sensitive financial documents through the Site.
3. HOW WE USE YOUR INFORMATION
We use the information we collect to:
Respond to your inquiries and requests;
Match you with investment properties or listings that fit your stated criteria;
Send you marketing emails about available properties, market updates, and related content, using our email service provider, MailerLite;
Send you marketing text messages and, where you have consented, marketing phone calls, but only if you have affirmatively opted in via the checkbox on our Buyer Criteria Questionnaire or another opt-in mechanism;
Maintain and manage our customer relationship management (CRM) system (Podio) for lead and client tracking;
Analyze Site traffic and usage using Google Analytics;
Improve and maintain the Site; and
Comply with applicable law and protect our legal rights.
4. COOKIES AND TRACKING TECHNOLOGIES
The Site is built on the Wix platform, which uses cookies and similar technologies necessary for the Site to function. We also use Google Analytics, which uses cookies to help us understand how visitors use the Site (such as pages viewed and time spent on the Site). We do not currently use these tools to retarget visitors with ads, but this Policy will be updated if that changes.
When you first visit the Site, you will be shown a cookie notice/banner giving you the option to accept or manage non-essential cookies. You can also control cookies through your browser settings; disabling cookies may affect Site functionality.
5. SMS AND PHONE CALL MARKETING TERMS
If you check the consent box on the Buyer Criteria Questionnaire, you agree to receive recurring marketing text messages and phone calls from CrestCore Realty LLC, and the following applies:
Consent is not a condition of purchasing any property or service.
Message and data rates may apply. Message frequency varies.
You may opt out of text messages at any time by replying "STOP" to any text message. You may reply "HELP" for assistance, or call us at 901-479-0196.

We and our messaging service providers are not liable for delayed or undelivered messages.
Carriers are not liable for delayed or undelivered messages.
6. HOW WE SHARE YOUR INFORMATION
We do not sell your personal information, and we do not share it with unaffiliated third parties for their own independent marketing purposes. We use a limited number of service providers to operate our business and communicate with you, who process your information solely on our behalf and are not permitted to use it for their own purposes. These service providers currently include:
Podio, our customer relationship management (CRM) platform, used to organize and track leads and clients;
MailerLite, our email service provider, used to send marketing and informational emails; and
Google Analytics, used to analyze Site traffic and usage (see Section 4).
We may also share your information:
With Affiliated CrestCore Teams: Out of an abundance of caution, your information may be accessible to other agents or teams operating under the CrestCore Realty brokerage, even though it is not our current practice to actively share buyer/lead data across teams.
For Legal and Safety Reasons: If required by law, subpoena, or other legal process, or to protect the rights, property, or safety of CrestCore, our clients, or others.
In Business Transfers: In connection with a merger, acquisition, or sale of business assets.
We do not currently share information with any MLS or IDX data provider.
7. DATA RETENTION
We retain your information for as long as necessary to fulfill the purposes described in this Policy, maintain our business records, and comply with legal obligations. You may request deletion of your information as described in Section 8.
8. YOUR CHOICES
Email: You may unsubscribe from marketing emails at any time using the unsubscribe link included in each email.
Text Messages: You may opt out at any time by replying "STOP" to any text.
Access/Deletion Requests: You may request access to, correction of, or deletion of your personal information, or closure of your buyer portal account, by contacting us at Dean.Harris@crestcorerealty.com. We will respond to reasonable requests consistent with applicable law and our recordkeeping obligations.
9. CHILDREN'S PRIVACY
The Site is not directed to, and we do not knowingly collect personal information from, children under the age of 13. If we learn we have collected information from a child under 13, we will delete it.
10. DATA SECURITY
We use reasonable administrative, technical, and physical safeguards designed to protect your information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.
If you have a buyer portal account, you are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Please notify us immediately at Dean.Harris@crestcorerealty.com if you suspect unauthorized use of your account.
11. THIRD-PARTY LINKS
The Site contains links to third-party sites and social media platforms (Facebook, Instagram, YouTube, TikTok). We are not responsible for the privacy practices or content of those third-party sites. We encourage you to review their privacy policies.
12. U.S.-ONLY SERVICE
This Site and our services are intended for residents of the United States. We do not knowingly direct our services to, or collect information from, individuals located outside the United States.
13. CHANGES TO THIS POLICY
We may update this Privacy Policy from time to time. The "Last Updated" date above reflects the most recent revision. Continued use of the Site after changes take effect constitutes acceptance of the revised Policy.
